Nothing says “Old Florida” like Indian Pass. From the unique and world famous Indian Pass Raw Bar, the legendary Indian Lagoon to the campground and St Vincent Island, the Indian Pass area is like no other beach in the world. There are miles and miles of uncrowded beaches, a friendly atmosphere and access to excellent fishing.

This lot has 50′ on the Gulf of Mexico, a nice deep beach in front and ample room to build. Like most lots in the area, you’ll need to apply for DEP permitting.

Just a quick update on these great lots detailed in a previous post:

I closed the sale on one of the Gulf Front lots on August 9 for $220K!! The roadside/gulf view/bay view lot that I posted sold for $40,000 and the first tier lot for $110,000 were both sold by my broker in mid-July.

The third tier lot that I posted for $60,000 is under contract and scheduled to close soon.

There is still another of the Gulf Front lots available ($220K) as well as the second tier/gulf view lot for $90K.

This is actually one of two lots that just came on the market yesterday. The lot being offered for $60,000 is a third tier, gulf view lot that also will have some bay view. There is also a 2nd tier lot available for $90,000. Both are X-flood zone!

These are actually part of a larger parcel that included two gulf front lots, a first tier and then a 4th tier roadside lot. Each of these are currently under contract and scheduled to close soon.

These lots are in a good part of the Cape. And these are just platted lots, not in a subdivision, so you won’t have any homeowner’s dues here.

Ovation Subdivision – Gulf Front Lots now just $225,000!

Ovation Subdivision is a fabulous development on the North Cape. It spans the width of the cape and offers loads of amenities including a gulf side club house and pool, a bay side club house with infinity pool and fitness room, two docks on the bay and a tennis court. Of course, all owners have deeded access to one of the most beautiful beaches in the US.

But for the select few, a gulf front lot puts you front and center. The amazing dunes, white sands and crystal clear waters can be your front yard! This post is actually for the ten remaining gulf front lots that are developer owned and have been reduced to a close-out price of $225,000.

Obviously you can tell that I’m excited about this price change, but there are several reasons I feel this is one of the new best buys:

  • Each of the gulf front lots are buildable landward of the CCCL & the Erosion Control line, eliminating the need for DEP permitting
  • Recent gulf front sales easily support or surpass an appraisal at this price
  • The quality of this subdivision and amenities suggest a positive increase in future property values
  • If used as a vacation rental, a home built here would no doubt bring in very attractive income numbers

There are homeowner’s association fees here, but they are $2,298 annually – reasonable considering the amenities. The only drawback for me is the $2,000 transfer fee that is assessed with each sale.

San Dune Subdivision is one of my favorite small subdivisions on Cape San Blas. It has a cool layout, nice pool area and an amazing beach! This particular lot (Lot 14) will have a good gulf view and is convenient to the community pool. There are several really beautiful homes already built in this development and the active homeowner’s association ensures that all commons areas are well-maintained.

This lot isn’t new to the market and the price change is even a little dated (January), but since so much of our inventory has been purchased in the last couple of months – it has become one of my favorite picks. As a bonus, this lot is located in the X-Flood zone, which always brings it to the top of my list!

This lot is being offered at $79,000, but I would remind you that everything is negotiable (hint, hint!)

This first tier lot in Piney Woods Beach subdivision is one of the best deals on the market right now! It  has amazing views of the Gulf of Mexico and has deeded access to one of the widest beaches around. This area of Cape San Blas is known for its private feeling beach and natural setting.

Piney Woods Beach is a well-maintained subdivision with a paved street, cul-de-sac design, tasteful landscaping and a wonderful community-access pool with bathhouse. You’ll also enjoy the wooden boardwalk leading you to the beach.

Jubilation Interior Home Site – Cape San Blas

Can it get any better than this? This home site is located in beautiful Jubilation subdivision in the south portion of Cape San Blas. Here you’ll enjoy a gulf front pool with a club house that is great for entertaining, wide beaches and a friendly neighborhood. Houses in this subdivision are governed by architectural requirements that ensure continuity and a unique personality. The style is generally an updated version of the “Old Florida” vernacular accented with punchy and interesting color combinations.

This lot is offered as a short sale for $39,900 and was originally purchased for $335,000. The most recent sale in Jubilation was a bank-owned interior lot that closed on 08/09/2010 for $50,000.

Okay, back to St George Island! This is a bank-owned lot in the heart of the Plantation. While you probably won’t enjoy views, you’ll definitely enjoy all that St George Island and the Plantation has to offer. From the privacy afforded by its location & secured gate to its recreational amenities, owners love living here. There’s a beach club with pool, miles of walking paths, a tennis court, a private airstrip, boat launch, and miles of pristine beaches.

This lot just hit the hot sheet this morning! The owners paid $440,000 in 2005. The most recent sale for an interior lot in the Plantation was in May for $80,000 (also a REO).

Gulf Front Lot – St Vincent Point Subdivision

This is absolutely the lowest price you’ll find on a gulf front lot. Located in St Vincent Point subdivision, this lot is near the tip of Indian Pass and overlooks St Vincent Wildlife Preserve. The Indian Pass boat launch is nearby, meaning you’re fishing in the gulf in just minutes.

This is a flag-shaped lot, meaning that the wider portion of the lot where a home would be sited, is nearer the road. But you will own all the way to the beach and there’s something to be said for having natural dunes and vegetation as a buffer between you and the brunt of the elements.

This is a bank-owned lot, so the contract and closing process should be fairly short. Lots in this subdivision have sold as high as $800,000, but the most recent lot sold (also bank-owned) was for $250,000 in June of this year.

St George Island Plantation – Schooner Landing Gulf Front

I know this is quite a price jump from my previous posts, but a good deal is a good deal. Schooner Landing is an exclusive section of St George Island’s gated Plantation subdivision, which encompasses the West end of the island. In Schooner Landing, owners enjoy privacy, tranquility, boat launch and incomparable views – all overlooking Bob Sikes Cut and Little St George. Homes here are impressive and the location is perfect for boaters. From here, you launch your boat into famous Apalachicola Bay and, just a couple of minutes motoring and you’re in the gulf.

Though this lot was purchased about 16 years ago for under $250,000, lots in this area have sold for well over $2 million.
