Ovation Subdivision – Gulf Front Lots now just $225,000!

Ovation Subdivision is a fabulous development on the North Cape. It spans the width of the cape and offers loads of amenities including a gulf side club house and pool, a bay side club house with infinity pool and fitness room, two docks on the bay and a tennis court. Of course, all owners have deeded access to one of the most beautiful beaches in the US.

But for the select few, a gulf front lot puts you front and center. The amazing dunes, white sands and crystal clear waters can be your front yard! This post is actually for the ten remaining gulf front lots that are developer owned and have been reduced to a close-out price of $225,000.

Obviously you can tell that I’m excited about this price change, but there are several reasons I feel this is one of the new best buys:

  • Each of the gulf front lots are buildable landward of the CCCL & the Erosion Control line, eliminating the need for DEP permitting
  • Recent gulf front sales easily support or surpass an appraisal at this price
  • The quality of this subdivision and amenities suggest a positive increase in future property values
  • If used as a vacation rental, a home built here would no doubt bring in very attractive income numbers

There are homeowner’s association fees here, but they are $2,298 annually – reasonable considering the amenities. The only drawback for me is the $2,000 transfer fee that is assessed with each sale.

Gulf Front Lot – St Vincent Point Subdivision

Lot 7 St Vincent Point - Indian Pass

This is absolutely the lowest price you’ll find on a gulf front lot. Located in St Vincent Point subdivision, this lot is near the tip of Indian Pass and overlooks St Vincent Wildlife Preserve. The Indian Pass boat launch is nearby, meaning you’re fishing in the gulf in just minutes.

This is a flag-shaped lot, meaning that the wider portion of the lot where a home would be sited, is nearer the road. But you will own all the way to the beach and there’s something to be said for having natural dunes and vegetation as a buffer between you and the brunt of the elements.

This is a bank-owned lot, so the contract and closing process should be fairly short. Lots in this subdivision have sold as high as $800,000, but the most recent lot sold (also bank-owned) was for $250,000 in June of this year.

St George Island Plantation – Schooner Landing Gulf Front

I know this is quite a price jump from my previous posts, but a good deal is a good deal. Schooner Landing is an exclusive section of St George Island’s gated Plantation subdivision, which encompasses the West end of the island. In Schooner Landing, owners enjoy privacy, tranquility, boat launch and incomparable views – all overlooking Bob Sikes Cut and Little St George. Homes here are impressive and the location is perfect for boaters. From here, you launch your boat into famous Apalachicola Bay and, just a couple of minutes motoring and you’re in the gulf.

Though this lot was purchased about 16 years ago for under $250,000, lots in this area have sold for well over $2 million.
